Thinking of selling your house? Now is the time…literally NOW. According to realtor.com, homes listed in the first week of April get 14% more online views and are likely to sell 6 days faster than at any other time.

If you can’t pull it together in the next few days, don’t worry! According to TheMortgageReports.com, the first two weeks of May is actually the best time to sell a home. They say your home will sell 18.5 days faster and for 5.9% more money. The exact dates vary from site to site, and a lot depends on where you live.

According to Zillow, Los Angeles, New York, Chicago, and Boston are all cities where the best window for sellers is a few weeks in May. Philadelphia, Washington DC and San Francisco are all April. Atlanta is June, and Miami and Dallas are July.

Why are these times so popular? There is a few main factors at play that you can probably guess. First, the weather – it’s warmer. Moving in and doing renovations in the sun is a lot more desirable than sub-zero temperatures. You also have people getting tax returns. An extra influx of cash always helps motivate potential buyers. And finally, kids are beginning to get out of school.

Whether you choose April, May or June, the CEO of House Buyers of America recommends you selling sometime in 2019. His argument is that we don’t know what’s going to happen in the next few years with interest rates and the economy. Thus, the devil you know is always preferable.

When it comes down to it, the best time to sell is the best time for you. All kinds of personal factors can play into your decision to sell, from job changes to family changes to just generally feeling ready. If you can help it, just try and avoid desperation. If you’re thinking, “I just have to sell as fast as I can” then chances are you may not get the best price. That’s the kind of situation buyers like me hunt for. The more desperation, the better the deal.
