It may be time to invest in new cleaning supplies. There are a plethora of new vacuums, mops and cleaning supplies on the market that are far superior to what we grew up with. A lot of these will save you both time and money. Take a walk down the aisle of Target or Home Depot and be open to the idea of a better mousetrap (literally and figuratively).

Moisture is not your friend. Moisture leads to mold, which leads to tenant complaints. Take a fresh look at sinks and tubs. Apply a fresh coat of caulk if needed. Also make sure to look for buckling floors or water spots on the ceiling. It's always best to head off these problems before they get worse.

Approximately 50 million Americans suffer from outdoor allergies, according to the Asthma and Allergy Foundation of America. As spring pollen sweeps across the country, one of the most important steps to help prevent symptoms is replacing air filters. Filters should be replaced every one to three months to minimize dust and pollen buildup.

When is the last time you stood in front of your building and really took it in? After that, when is the last time you walked around the building, got on your knees and checked for cracks and damage? Finally, when is the last time you got on the roof and assessed the status of your roof? If the answer to any of these is "I don't know" then it's time! Many structural problems start small and then grow into huge expensive messes. Don't let that happen to yourself. Take the time this season to give a fresh look, and some fresh love to the exterior. While you at it, consider upping the curbside appeal. Fresh paint can go a long way in attracting new tenants and filling vacancies quickly.
